Fast-track refurbishment of an existing two-storey office to form a Contraception and Sexual Health Clinic in Norwich. (Integrated Contraception and Sexual Health – iCasH).

This Project involed the stripping out of an existing office and full refurbishment and fit out of a 2 storey building for our client. We caried out the works to a very tight 8 week programme. The main challenge of this project was the time scales. We were provided with details of client procured items which needed to be incorporated into the construction programme.

The works included the fitting out of a laboratory in the building. All the works were carried out to the strict requirments of the Department of Health guidance.

To fully utilise the budget the existing screens were kept and a simple office area for the back of house staff was redecorated and new floor finishes were installed.

The tight 8 week programme did not have much facility for change to the scope of works, however when the waiting room had limited light the client requested, if it was possible, to install a bespoke screen within the time period.

The project included ten individual consultation rooms, these were fitted out to the required hygenic specification and fitted out with wash stations and examination lights.

e installed two reception desks to each of the waiting areas and a counter with screen for the dispensary. The contract allowed to adapt some of the existing sanitary facilities and also install new facilities.

This project was sucssessful, and we ultimately put this down to working well with the Client and the Design team. The team all acknowledged that the priority was to freeze the design prior to the commencement on site. Time was a key issue and changes would always be the main impact on the programme.

The other risks involved with this project was working in an existing building with existing services, there was a full R & D Survey carried out, but this was always an issue with the strip out.

The outline description for the project was;

  1. Clearance of redundant fittings and make safe Strip out all internal, non load bearing materials
  2.  Install new internal partitions
  3. Provision of new power and lighting
  4. Create new drainage and waste
  5. Replace air heating and cooling system
  6. External services and, AC split units
  7. Adaption of sanitary facilities
  8. New staff kitchen and staff area
  9. Specialist areas including laboratory and plant room
  10. Replacement floorings

The work was all completed on programme and within budget.
